My close friend and residential real estate expert Helen Fritz from Berkshire Hathaway Fox & Roach Realtors says there is already very strong activity as the 2014 Spring Market gets underway. She advises anyone who anticipates listing their home to have it in the best ‘buyer condition’ possible.

What’s most important when getting your home ready for the best “buyer condition” possible? The KITCHEN!!!!  If you are blessed with a showroom quality kitchen, then most likely all you have to do is declutter and clean clean clean. If you have an older kitchen that needs updating, I have good news for you. ReMax Brokers reported in late 2013 that older kitchens don’t need to be a major obstacle to a quick sale. Just pump new life in a dated kitchen by upgrading the appliances to stainless steel. Stop thinking it’s going to be too expensive. It’s not! I gave a presentation on affordable stainless steel kitchen packages last year to the Mercer County Realtor Association. Everyone was surprised to learn that you can get a quality package for under $2000 which typically includes the refrigerator, range, dishwasher and over the range microwave. Not only will the new kitchen appliances help sell your home quickly but you just might get more $$$ compared to a similar house with older appliances. 24/7 Wall St. recently compiled the 11 most desirable home features from the National Association of Realtors 2013 data, and #2 was New Kitchen Appliances. Yes, new kitchen appliances are a desirable home feature that home buyers want and 69% of them are willing to pay more for a home that has new appliances. People do not want to have to deal with the stress of broken old appliances.
